A Mijas penthouse can be two very different homes. On Mijas Costa it usually means a top-floor flat in a Calahonda or Riviera del Sol block with a wide sun terrace and a sea view filtered through umbrella pines — the bulk of our top-floor stock sits here. Up in the pueblo it can mean a small attic apartment whose terrace looks the full sweep from the Sierra de Mijas down to the water, with cooler nights as the trade-off for the climb. The portals file both as "penthouse" and price them as if they were comparable. They are not, and we will tell you which is which before you view.

What does a Mijas penthouse cost? +

The spread is wide — see the price column above for where our current shortlist sits. A coastal top-floor in Calahonda reads very differently from a pueblo attic with a panoramic terrace, and per-m² figures can swing by half between the two.

Do Mijas penthouses make a good rental? +

On the coast they tend to out-yield other apartment types on short-let, helped by La Cala's established summer family demand. Pueblo penthouses rent far less reliably — the geography is owner-occupier, not holiday-let. We have direct sight of this because we run our own rental-management arm on the coast.

What should I check before buying a Mijas penthouse? +

Terrace waterproofing first — the older Mijas Costa blocks leak more from the top floor than any other level. Then lift access, the comunidad reserve account, and whether the bylaws permit a plunge pool on the terrace, which not every Calahonda community allows.
