Mijas is not one apartment market but three, separated by roughly eighteen kilometres of mountain road. There is the coast — La Cala de Mijas at its heart, with the mature Calahonda and Riviera del Sol urbanizaciones running west toward Cabopino. There is the golf belt of inland second-homes around the two Mijas Golf courses. And there is the whitewashed pueblo at 430 metres, where supply is genuinely scarce and the buyer is usually an owner-occupier rather than a landlord. We visit and honestly describe every flat before listing it, because in Mijas the side of the mountain you pick decides far more than the floor plan does.

Should I buy on the Mijas coast or up in the pueblo? +

They are different products, not different price brackets. Mijas Costa — La Cala, Calahonda, Riviera del Sol — is beach-walking apartment life with a thirty-year British family-rental tradition. Mijas Pueblo is a hill village four to five degrees cooler in summer, view-led and harder to short-let. We'd rather you settle that question before you fall for a single building.

Where is the best apartment value per square metre in Mijas? +

Calahonda, consistently. The mature 1980s and 1990s urbanizaciones between Cabopino and La Cala physically resemble the Marbella communities a few kilometres west, yet sit roughly a third to forty per cent cheaper per m². Riviera del Sol is the next step along, slightly newer and similarly priced.

Can a non-resident buy an apartment in Mijas? +

Yes, on the identical footing as a Spanish resident. You will need an NIE, a Spanish bank account and a local lawyer, and we coordinate all three. Many Mijas Costa blocks already run an English-speaking comunidad, so the practical side is well-trodden.
