Beachfront in Mijas means the frontline blocks along the La Cala de Mijas paseo and the scattered first-line stretches of Mijas Costa toward El Faro de Calaburras, the quiet pocket around the lighthouse. The frontline premium is real but gentler here than in Marbella — Mijas's beaches are a mix of sand and shingle and the supply of true first-line apartment stock is thin, which keeps the trophy element in check. What is the beachfront premium in Mijas? +

In our experience it can run something like thirty to fifty per cent above second-line — softer than the Golden Mile because Mijas's frontline is more shingle than golden sand in places and genuinely first-line apartment stock is scarce. La Cala carries the firmest premium; the quieter stretch by El Faro de Calaburras is mostly villas, so apartment frontline there is rare.

What is the catch with a Mijas beachfront apartment? +

Salt corrodes terrace metalwork, so railings and frames need repainting every three or four years. Peak-season footfall and noise rise sharply along the La Cala paseo in July and August, and some frontline blocks hold a higher share of holiday-let neighbours. None are reasons not to buy — they are the questions to ask on the viewing.
