Mijas Pueblo is what people picture when they see the Costa del Sol on a postcard. White houses pinned to the mountainside at 428 metres elevation, three squares connected by lanes too narrow for delivery trucks, sea visible from anywhere there’s a gap in the rooflines. The apartment market here splits clean: small character apartments inside the village core, almost always restoration-led and bought by primary-residence or long-stay buyers; and larger villas on the hillsides above, a separate market altogether. The temperate hill climate matters — August here is meaningfully cooler than the beachfront, which broadens the primary-residence buyer pool considerably.
A primary-residence and view-led market — buyers come for the village, not the rental yield. Restoration projects clear quickly when the bones are right.
