Riviera del Sol and Calahonda are the two large coastal urbanisations that dominate the central Mijas Costa strip — 1970s and 80s developments built around shared pools, gardens and direct beach access, threaded together by the N-340. Both are bigger than most buyers initially realise, and pricing varies street by street rather than urbanisation by urbanisation. The apartment stock is broad and the mid-market price point is the area’s strength: a well-maintained two-bed inside a maintained pool complex with sea or pool view is the consistent workhorse purchase here. Renovation upside in older blocks is real and meaningful, and community management quality varies sharply — local knowledge on which buildings are well-run is worth having.
