These are the two Marbella neighbourhoods foreign buyers most often weigh against each other. They share the Marbella postcode and almost nothing else. Choosing between them is mostly a question of what you want the apartment to be for.

The short answer

Nueva Andalucía is the value-led, golf-led, family-feeling answer. Slightly inland (about 2 km from the beach), surrounded by golf courses, with a strong international-school catchment and apartment prices roughly 35–45% lower per square metre than Sierra Blanca for comparable size.

Sierra Blanca is the quiet-luxury, gated, hillside answer. Closer to Marbella centre, more enclosed, a higher price floor, and a noticeably more discreet buyer profile (Middle Eastern, Russian-speaking diaspora, and high-net-worth Northern European in significant share).

Where Nueva Andalucía wins

  • Value-per-m². Same money buys substantially more square metres. A €600k buyer in Nueva Andalucía gets a 3-bed family apartment with terrace and pool access; in Sierra Blanca, €600k doesn't reach the floor.
  • Family/golf lifestyle. If your kids ride bikes and you golf weekly, Nueva Andalucía is built for the life you came for. Aloha, Las Brisas, Los Naranjos, La Quinta — four major courses inside the valley.
  • Short-let yield. If you're letting the apartment out when you're not there, Nueva Andalucía's family-rental segment has more depth than Sierra Blanca's restricted-by-gating regime.
  • Walking-distance amenities. Centro Plaza, the Aloha shopping centre, supermarkets, gyms — all within a few minutes' drive, and many are walkable within the urbanización.

Where Sierra Blanca wins

  • Quiet. Gated, set back from main roads, much lower seasonal traffic. The texture is different — a Friday evening in Sierra Blanca and a Friday evening in Puerto Banús might as well be different cities.
  • Privacy and security. Gated access, controlled entry, often security patrols. Buyers who value discretion (and the buyer profile is markedly more discreet here) almost always end up in Sierra Blanca or the Golden Mile, not Nueva Andalucía.
  • Building quality on newer stock. The 2010s–2020s development in Sierra Blanca has been built to a higher specification than the typical 1990s Nueva Andalucía urbanización. If you want modern architecture without renovation work, Sierra Blanca delivers more often.
  • Marbella-centre proximity. Closer to Old Town, the Avenida del Mar, the seafront promenade. The walk down isn't realistic, but the drive is short.

What we'd ask a client deciding between them

  1. Are you golf-led? If yes — Nueva Andalucía. Sierra Blanca is closer to the city centre, not the golf.
  2. How much do you want to spend? Below €1.2M for a 3-bed family-size apartment — Nueva Andalucía is your answer. €1.5M+ unlocks Sierra Blanca options.
  3. Do you want to drive to a controlled gate every day, or to a normal residential street? Sierra Blanca is a controlled gate. Nueva Andalucía is a residential urbanización.
  4. Do you intend to rent it out short-let? Nueva Andalucía has more rental flexibility. Sierra Blanca's gated regime often restricts.
  5. How much does discretion matter to you? If your answer is "a lot," Sierra Blanca is structurally built for that.

For most foreign buyers we work with, the answer ends up being Nueva Andalucía — primarily for the value-per-m² and the family-led lifestyle. Sierra Blanca tends to be the right answer for a smaller subset: higher budget, primary-residence intent, quiet-living priority.
